How this is calculated

Remodel budgets are most reliable when built line by line rather than as a single lump sum. Each trade category carries its own rate per square foot of room area, and that rate changes substantially with finish level:

line item = room area × rate for tier × labor index × layout factor

The layout factor accounts for the single biggest cost driver in any remodel: whether plumbing, gas or walls move. Keeping the existing layout lets crews reuse rough-in work; moving a sink or shifting a wall triggers new rough plumbing, framing, inspections and often electrical changes, which is why a 22% uplift is applied.

The labor index scales the entire estimate for your market. Trade labor in dense metros can be 30% above the national average, while rural markets often run below it. Materials vary far less by geography than labor does.
