Calculate Ability is a free collection of calculators for the people who actually build, buy and renovate property: contractors, tradespeople, estimators, real estate investors and homeowners planning their next project.

What makes these different

Most online calculators hand you a number with no explanation. Every tool here publishes the formula it uses, names its assumptions and explains what the result means in practice. If a calculator applies a regional multiplier or a reserve percentage, you can see it and change it.

Calculations run entirely in your browser. Nothing you type is sent to a server or stored, which is both a privacy property and the reason results appear instantly as you type rather than after a submit button.

Where the numbers come from

Engineering tools — roof pitch, board feet, pipe flow, wire gauge, unit conversions — use standard published formulas and industry reference tables. These are deterministic: given the same inputs, any competent estimator gets the same answer.

Cost and finance tools are different. Construction cost estimates, remodel budgets and regional labor indices are built from national averages and adjusted by multiplier. They are planning-stage figures meant to establish a realistic range before you collect bids, not substitutes for an itemized contractor quote or a lender's underwriting.

Nothing on this site is professional engineering, legal, tax or financial advice. Electrical conductor sizing must comply with your local code and the specific installation conditions. Structural and load-bearing decisions require a licensed engineer. Investment projections depend on assumptions that may not hold. Always verify critical figures with a qualified professional before committing money or breaking ground.
